If you’ve been dreaming about a new deck and you’re finally ready to get serious, the first question on your mind is probably: what’s this actually going to cost me?
It’s a fair question — and a surprisingly hard one to find a straight answer to online. Most estimates you’ll find are national averages that don’t account for Pennsylvania’s material costs, labor market, or the reality of building in Bucks, Montgomery, and Lehigh Counties.
At NXT Level Custom Builder, we’ve built hundreds of decks across Southeastern Pennsylvania. Here’s what homeowners in our area actually pay.
Average Deck Cost in Bucks County, PA
The honest answer is that deck costs vary widely depending on size, materials, and complexity. That said, here are realistic ranges for our market:
| Deck Type | Small (under 200 sq ft) | Medium (200–400 sq ft) | Large (400+ sq ft) |
|---|---|---|---|
| Pressure-Treated Wood | $8,000–$14,000 | $14,000–$22,000 | $22,000–$35,000+ |
| Composite (Trex, TimberTech) | $14,000–$22,000 | $22,000–$38,000 | $38,000–$60,000+ |
| Multi-Level Deck | $20,000–$35,000 | $35,000–$55,000 | $55,000–$90,000+ |
| Covered/Pergola Deck | Add $8,000–$20,000 to base cost |
Note: These are installed prices including materials, labor, permits, and cleanup. They reflect current Bucks County market conditions.
What Drives the Cost of a Deck?
1. Materials — The Biggest Variable
Pressure-treated lumber is the most affordable upfront. It’s durable, widely available in PA, and holds up well to our wet winters and hot summers — as long as it’s properly sealed and maintained. The tradeoff is ongoing maintenance: expect to stain or seal every 2–3 years to prevent rot, warping, and cracking.
Composite decking (brands like Trex, TimberTech, and Fiberon) costs significantly more upfront but requires almost no maintenance beyond occasional cleaning. Over a 15–20 year lifespan, composite often ends up being the more cost-effective choice.
Cedar and redwood sit in the middle: more aesthetically refined than pressure-treated pine, with better natural rot resistance, but still requiring regular maintenance.
2. Size and Shape
Square footage is the most straightforward cost driver. A simple rectangle is cheaper to build than an L-shape, wraparound, or deck with built-in stairs, angles, or bump-outs.
3. Height and Access
A ground-level deck is simpler to build than a second-story deck. Taller structures require deeper footings, more framing, and more time. If your yard slopes, expect to pay more for the foundation work.
4. Permits and Inspections
In Bucks and Montgomery County, most decks require a building permit. Permit fees typically run $300–$800 depending on the municipality. At NXT Level, we handle all permitting as part of every project.
5. Features and Add-Ons
- Built-in seating or planters: $500–$3,000+
- Pergola or shade structure: $8,000–$20,000
- Cable or glass railings: $150–$300 per linear foot
- Outdoor lighting: $500–$3,000
- Built-in kitchen or bar area: $5,000–$20,000+
Red Flags When Getting Quotes
- No permit pulled: Automatic disqualifier.
- Vague line items: A quality quote breaks down materials, labor, and allowances clearly.
- No written contract: Verbal agreements don’t protect you.
- Cash-only or unusually low bids: Usually means corners being cut.
